Modular Extensions – A Growing Perth Trend
As mentioned in one of our previous blogs, the Australian property sector accounts for roughly 25% of our nation’s greenhouse gas emissions, so when it comes to building smarter, we champion the cause. We are all about finding new ways to introduce innovation, efficiency and quality into our builds, and one of the ways we achieve this is through our modular extensions and construction.
Whilst a less commonly known form of building technique, Perth homeowners are increasingly turning to modular builds due to an array of advantages over traditional methods – and it’s a growing trend.
What Are Modular Extensions
According to the Modular Building Institute, “Modular Construction is a term used to describe a process where building is constructed off-site, under controlled plant conditions, using the same materials and designing to the same codes and standards as conventionally built facilities – but in about half the time.”
Also known as flat-pack extensions, modular granny flats or prefab extensions, modular extensions and constructions enjoy a fully streamlined process. Buildings or extensions are constructed into modules in off-site facilities before being transported to their final destination for full installation.
Upon installation, modular buildings are designed to blend seamlessly into your existing design aesthetic. Alongside a more streamlined and controlled process, this increases not only the speed of the installation, but the overall quality in general.

Why Perth Prefers Modular Extensions
There are a number of reasons why modular extensions are popular in the Perth property market. According to Timothy O’Grady from the Curtin University Sustainability Policy (CUSP) Institute, “Modular construction has been shown to have many benefits, such as reduced construction periods resulting in minimal site disruption.”
So what difference does this improved level of efficiency mean on the ground?
Time is always one of the biggest considerations, with project managers balancing schedules to ensure the job is completed on time and within budget. Reduced construction periods mean faster build times, and faster builds mean better efficiencies – one of the key reasons why more Perth homeowners are choosing to go modular.
When compared to traditional construction techniques, modular extensions in Perth are more affordable simply due to the improved efficiencies and speed of delivery. By choosing to go with a modular installation, you could save as much as 30% on your extension or two-storey addition. Fixed costs and timeframes also mean there is less risk of blowing budgets or veering off schedule.
Whilst construction is carried out off-site, the on-site foundations are able to be prepared to ensure faster installation. Modular construction also means you are able to lift each specific piece into place to fit perfectly, even in tricky access areas such as downstairs or on slopes and ramps.
Modular extensions are also the ‘greener alternative’ thanks to a streamlined factory-controlled process that produces less waste materials.

Reduced Weather Delays
Weather – it’s something we cannot control. However, with modular builds, you no longer have to worry about the unpredictability of weather patterns. Construction is carried out in a controlled warehouse or factory to provide favourable conditions all year round, leading to less delays to schedules. As a result, construction times are done in a third of the time compared to standard on-site builds.
It’s Less Invasive
A common pain-point of any renovation project is the disruption to your family schedule. Thanks to modular extensions being constructed off-site, there is minimal inconvenience to the property owners, with less tradies walking around your house for weeks (or months) on end.
Some Of Our Current Modular Projects
All of our modular extensions are constructed in our Cockburn yard, which gives us the ability to centrally manage our projects with our full list of specialised tools and state-of-the-art equipment, which at times, can be difficult (or even impossible) to provide to builders on-site.
Our Director, Matt Keogh, gives a bit of a sneak peak (below) at some of the variety of our ongoing modular projects down at the Nexus yard.
