According to the Modular Building Institute, “Modular Construction is a term used to describe a process where building is constructed off-site, under controlled plant conditions, using the same materials and designing to the same codes and standards as conventionally built facilities – but in about half the time.”

Also known as flat-pack extensions, modular granny flats or prefab extensions, modular extensions and constructions enjoy a fully streamlined process. Buildings or extensions are constructed into modules in off-site facilities before being transported to their final destination for full installation.

According to Timothy O’Grady from the Curtin University Sustainability Policy (CUSP) Institute, “Modular construction has been shown to have many benefits, such as reduced construction periods resulting in minimal site disruption.”

So what difference does this improved level of efficiency mean on the ground?

Time is always one of the biggest considerations, with project managers balancing schedules to ensure the job is completed on time and within budget. Reduced construction periods mean faster build times, and faster builds mean better efficiencies – one of the key reasons why more Perth homeowners are choosing to go modular.

Construction is carried out in a controlled warehouse or factory to provide favourable conditions all year round, leading to less delays to schedules. As a result, construction times are done in a third of the time compared to standard on-site builds.
